New office and retail space
From the beginning of the building project Karolinen Karree Munich scores of objectives for sustainable structures have been set, integrated and realized in the planning and construction. In the process requirements for a healthful and comfortable climate in the building and for the use of environmentally compatible building products have been in the foreground.
For this purpose it has been important to choose carefully the construction and products, which should be used in the building. The selection of all materials has been essentially defined by factors like the avoidance of volatile organic solvents, the avoidance of halogen containing building products, the exclusion of toxic and environmentally hazardous substances and heavy metals, as well as of biocides in products. Tropical timbers and boreal lumbers have not been used or only then, if the contractor was able to prove the regular, sustainable cultivation of the point of origin.
The thermal comfort is another factor for the well-being of the tenants.
Important steps for the optimization of comfort, which have to find consideration in design phase of the construction of a building are: The conceptual design of windows, heat gains, the ventilation system respectively space cooling, and therefore the energy concept with the consequential demand for energy.
The constructions and products, which have been applied for the building of the Karolinen Karree comply almost completely with the self-set target for sustainable buildings.
With the continuous examination by an extern environmental audit during the design, tender and construction phase a permanent control of the civil works has been assured. The intended environmental certification of the building has also been prepared.
Concerning the EnEV (Energy Saving Regulation), the receipt of a so called "Energy Passport", which is up to the current energetic mark by the time of completion of the building, has been strived for as well.
The positive attributes of the offices and retail in the building, regarding health and comfort have been already attested by measurements.
The objectives have been continuously adjusted with the requirements of the German certification system for sustainable buildings. A certification by the German Sustainable Building Council (DGNB) in silver has been awarded in June 2009.
